well the time has come for st croix to have a auto shop it can trust. I have finally made up my mind to try to open a legitimate shop . So if anyone knows anyone selling a piece of commercial or industrial land for a fair price, let me know. I don't need a big piece of property 1/4 to 1/3 acre is fine . Industrial land is preferred so I can make all the noise I want.. Seeing as dynoing cars gets a little noisy. Any and all help is appreciated. You can contact me here or on my cell:340-277-2042.

Have you looked into maybe leasing something in the Roebuck Industrial Park? It is pretty empty and definitely a good location in terms of noise. Plus the buildings already exist and you don't have to go through the capital (and time) up front of buying a piece of land and then building. I bet you could lease just a portion of a building. I think there is a metal industrial building in Princess near Food Town that used to be a repair shop. It had the pink VW Bus parked outside it forever. If you get a chassis dyno just get one that does not have to be mounted in the floor but instead is up on a frame. That way if you ever buy your own place you can move it easily.
Here is some unsolicited advice. Look into taking a business course or two at UVI. Their business department is quite good (actually all of the faculty I have met have impressed me). I find the hardest part for me with my naval architecture business has been the running the business side, as I have no background in that. Designing a boat, doing laminate calculations, figuring out stability of a vessel, no problem. That was what I went to MIT for, not business. I have been thinking of following my own advice as being a spouse of a professor I can take courses for a small fee and the textbook cost. I am sure Michelle would be willing to arrange an introduction to someone in the business department if you want to talk to them in terms of what would be the best bet for a course to take.
Many years ago someone told me "Most boatbuilders don't go out of business because they don't know how to build boats". I design them, not build but same idea.

definitely good advice, I may very weel look into the business course. It could only help and it would be nice to talk to people who actually know what they are doing. As far as leasing go's I would rather buy the land outrigt and buy a nice prefab steel building. It is actually cheaper than buying an existing structure and it will be brand new. My plan is to keep my job at hovensa as long as it takes to get the company up and running until it actually makes money. Most businesses go out of busines in the first year or 2 because of bad planning. All businesses take a loss the first year or two. And seeing how I'm young enough to take on a mortgage and I have a staedy income and good credit I think it's definitely doable. The hardest part is finding the land......

I can't see buying and constructing a building on rented land. Not too smart IMO..... If I was to rent something it would have to already have a shop set up on the land. And for what that would cost to rent or lease, I could buy the land and build a building. So I'm not really interested in renting or leasing.

would appreciate it.... went and looked at a 1/2 acre lot today for 129k im not sure if thats a good price or not. it's a pretty great location thats all flat and zoned industrial so it might actually be a deal. most of the lots i have been looking at are outrageously priced. there is a little better than a half acre in princess they want over 400k for:eek: . im gonna keep looking and hopefully i can find something. i think i can use all the help i can get.........

Hey i found a Two acres of prime real estate on the east side of Blue Mountain for 59,000 with coldwell banker you can ask for yessenia cruz and tell julio toll you to ask for her she can help you find what you looking for and for a good price .

The previous post sounds good for 2 acres, maybe you can lease the other acre and use one for your business.
What about looking into that abandon building near the feed shop on North Shore Road; the person that owned it used to sell tools. I know it's a very strong built building to have a shop with the storms we have.

Does anybody know about that place in Work and Rest that used to be Glen's Garage. It was abandoned for many years, and I noticed that they cleared out that lot recently.:dunno:
